What is in a home survey?

A home survey is not a fully comprehensive home inspection but rather a visual evaluation of the roof, walls, floors, ceilings, insulation, and drainage. The surveyor will compile a list of the apparent faults and damages found inside and outside the house. All the problems found get described in detail on a survey report prepared for the client.

The Royal Institution of Chartered Surveyors (RICS) has set three different levels of home surveys: Level 1, Level 2, and Level 3. The typical home survey is a Level 2 Home Survey which conducts the following home evaluations and tests:

  • The overall condition of the entire property as a whole.
  • The condition of the interior flooring, walls, ceiling, and roof.
  • A damp test on the interior walls.
  • An evaluation of all the woodwork to check for signs of rot and woodworm.
  • The condition of the drainage, proofing, and insulation.
  • Recommendations to investigate specific areas of the property further.
  • An estimated property valuation and rebuild cost amount.

Home surveys allow homebuyers to get a general sense of a property’s condition and the cost to repair or rebuild it. That way, they can make a more informed purchasing decision before committing to buying the house.
